Problems with the Buying and Selling Greenbelt Land.


The conflict in this article outlines the problem of developers buying greenbelt land and selling it to property speculators and making enormous profits. The land was divided into different parts to make developers earn more profit. A farm in Hertfordshire was bought for £2,500 and was sliced up and sold on for a staggering £35,000 an acre. This made developers gain enormous profits.
An environmental problem is that, the fences dividing the fields are spoiling the view and this is a loss for the residents as they cannot enjoy their living as much anymore. It creates conflicts between residents and managing directors as they do not agree. On one hand, the residents want to enjoy their living and have a nicer view and on the other hand the managing directors believe that the plots of land are good investment for people. There are two views to this conflict; it is hard to determine which one is the correct one as they both outline too good issues. Hertfordshire is a very pretty area and the land being spliced up and separated, it would create problems as it would be a shame for it to be less aesthetically appealing.


This issue can create a political conflict between farmers and developers as they do not agree on one solution. Because there is greenbelt rules there might be a conflict to get the permission for planning of new estates. Because the developers want to make more profit it would be in their interest if they could build housing estates as thus, more people would buy the land.
However this issue is most economically concerned as it focuses mostly on investment and making good profits. The developers do not care of the environmental issues concerned and the opinions of the residents; they mostly care about the amount of profits they will be able to make by dividing and selling the land up for higher prices.
The spatial issue concerned with this conflict is an expansion of the resident's area. Now more people will be able to live in these parts of the city and they will be able to build houses on the greenbelt land bought at higher price. Some farmers may want to keep the land for production. This creates an expansion to the city as it will develop another part of the city which had not been used before. In London, nurses and doctors and teachers cannot find a home they can afford and thus if they could build housing on these greenbelt land this would benefit them greatly as the housing would probably be cheaper.
The social issue being dealt with in this conflict is the issue of dividing land and splicing it up. This divides people from one another. However if new housing estates are built the residents will have more neighbors and thus more social activity. Yet it still divides communities from one another. This would only happen if planning permission for homes is given in future and criticized greenbelt rules.
Julie Stainton, a planning officer for the Council for the Protection of Rural England (CPRE) said: "Our specific concern is the countryside is being degraded by this carving up with fences.



"This will have an impact on the maintenance of the landscape and people's interest in maintaining the landscape." Ms Stainton said at present councils are only able to stop companies fencing off parcels of land if they act before the fences are put up. The CPRE wants the government to look at giving local authorities more powers to deal with this issue.
